LodgeOS

Terms of service

Last updated 14 October 2026

These terms cover the use of LodgeOS by a resort during its private beta. A separate written agreement with a resort takes precedence over anything here.

Who this is for

LodgeOS is provided to businesses — resorts, lodges and campgrounds — and to the staff they authorise. It is not a consumer service. If you are a guest of a resort, your booking is with that resort and not with us.

Your account

Your data is yours

The bookings, guests, rates and records a resort puts into LodgeOS belong to that resort. We use them to provide the service and for nothing else. On request we will export them in a usable format, and on request we will delete them, subject to any records we are legally required to keep.

Sending mail and messages

LodgeOS sends email and text messages on a resort's behalf. A resort using it agrees to send only to people who have a reservation, enquiry or other genuine relationship with them, or who have opted in; not to upload bought or scraped lists; and to honour unsubscribe requests. We may suspend sending for an account that does not.

Texting LodgeOS

Our number, (833) 84-LODGE ((833) 845-6343), is for resort owners and anyone curious about LodgeOS. When you text it first, you agree to receive replies from LodgeOS about your question — we do not send marketing texts. Message frequency varies with the conversation. Message and data rates may apply. Reply STOP to stop at any time; you will get one text confirming it and no more after that. Reply HELP for help, or email [email protected]. Carriers are not liable for delayed or undelivered messages. How we handle your number is in our privacy policy.

Payments

Card payments are processed by Stripe under the resort's own connected account, and money is settled to the resort's bank account. The resort is the merchant of record and is responsible for refunds, chargebacks and its own cancellation terms. Stripe's terms apply to the payment processing itself.

Availability during the beta

LodgeOS is under active development. We aim to keep it running and to warn of disruption, but during the beta it is provided without a formal uptime commitment, and features may change.

Acceptable use

Do not use LodgeOS to break the law, to send unsolicited bulk mail, to attempt to gain access to accounts or data that are not yours, or to interfere with the service for others.

Ending it

A resort may stop using LodgeOS at any time and take its data with it. We may end an account for a serious or repeated breach of these terms, and will give notice and a chance to export data unless the law prevents it.

Liability

To the extent the law allows, LodgeOS is provided as-is during the beta, and we are not liable for indirect or consequential loss. Nothing here limits liability that cannot legally be limited.
